As Republic continues to grow, a demand for affordable housing in and around the city is growing, as well. To help meet this need, Ron Stenger Realtors, Inc., is creating Wilson’s Valley Planned Development District, a new housing development along U.S. Highway 60 in Republic.
“Republic has quickly become a growth engine for southwest Missouri economic development,” said Stu Stenger, at Ron Stenger Realtors. “Along with the job growth, there becomes a need for residential housing. The city of Republic welcomes residential growth and there is a short supply of housing.”
Wilson’s Valley, named for its proximity to Wilson’s Creek, will be located on a nearly 92-acre parcel of land that lies between Farm Roads 101 and 103, and just south of U.S. 160.
Republic City Council passed an ordinance during its meeting on May 3 to rezone the land from agricultural and light industrial use to commercial, single-family residential and multi-family residential use.
According to an analysis provided at the meeting, the development will consist of three areas. Area A will be around 11 acres in size and zoned as General Commercial (C-2). It will have eight lots for commercial use. Area B will be approximately 28 acres in size and zoned as Single-Family Residential, with 160 lots for single-family dwellings. Finally, Area C will be roughly 27 acres in size and zoned as Multi-Family Residential, with 228 lots for multi-family dwellings. The analysis also stated that the development will contain “new water, sanitary sewer, and stormwater systems to support the development and the required Collector and Primary Arterial Streets.”
Stu Stenger said the company plans to break ground on the development this fall and have the lots available by next spring. From there, builders will construct the housing. The dwelling units, he added, would appeal to a wide range of prospective homeowners ranging from young families to retirees.
“Typically, residents like living in our developments due to the covenants and restrictions that are enforced by us,” Stenger said. “We also provide an amenities package that includes a swimming pool, green space and children’s play area.”
Stenger also said the new development will benefit the community by not only providing housing, but also by encouraging families working in Republic to also live in and near the city.
“This type of development will attract people working in Republic to stay and live in Republic, which helps keep tax dollars local,” he said.
Finally, Stenger said Ron Stenger Developers is glad to be part of the progress that’s taking place in the city.
“We are very excited to be part of the future growth of the city of Republic,” he said.
